Overview of the Investor Cash Flow Program
The loan qualification is determined based on a debt coverage ratio, or DCR, with borrowers qualifying based on cash flows from the subject property (only for rental properties portfolio).
Most programs have debt-to-income restrictions but this loan for investors does not. Qualifications for this loan is mainly based on property cash flow. The loan to value (LTV) can go up to 75% including cash-out.
